As much as most investors would like to be risk takers the majority prefer proven investment programs that are less risky. Such a smart bet has recently taken place in N.E. Ohio from one of the largest real estate investment firms in Chicago. Crain’s Cleveland Business reports that Five Mile Capital and Riverview Realty are investing over $62 million in buying existing office complexes in the Cleveland area and spending millions more in renovations and improvements.
Smaller real estate investors may not have the same clout as these larger players but they can follow the same formula for smart investing. Finding smaller properties with great potential and then bringing them up to date makes them a superior money maker for decades to come.
Rental demand continues to increase at a consistent rate so that property investors and landlords are making double-digit returns on their money invested. And when you consider where larger investors are spending their money the Cleveland, Ohio region appears to a popular place to buy into. In addition to investment returns through equity growth and rental income small home investors are seeing significant tax incentives that make this type of investing highly profitable.
One of the Riverview Realty senior managers, Doug Leary, remarked that taking the properties and making them “pristine” is part of their strategy. Rental home investors should consider a similar strategy to maximize occupancy and rental income. Paint, new flooring and general updating may cost a few dollars up front but they result in a higher rental rate and better long-term tenants.

The N.E. Ohio region can add another comeback notch in the belt with this new addition to the area. With the city continuing its’ revitalization the University Circle Intensa project simply adds to the excitement.
